Many people ask is it really worth it to stage a property for sale. They claim it will cost too much and they won’t get there money back on their marketing investment. Or that they have so much memorabilia and they have no place to put it. Or they just don’t even know where to start to sell their home. All they know is there is another house they really want to buy!

Let me tell you about some recent clients, Doug and Sarah. Kathy, an agent in my office called me to tell me she was getting a new listing and the sellers really needed help to sell their house. They had four children with a fifth on the way in 2 months. They had just moved into a new house and had to sell their old house before they could start doing renovations to the new house. As you know some babies don’t wait until your ready, they just come. So, time was of the essence to evaluate and get this house sold.

I walked the property with Kathy, came up with a list of things they could do without me and a proposal for staging the house. We met and reviewed all recommendations and I walked through the house to explain my recommendations. Mostly, I gave them an understanding of how we could accentuate the great features of the home and enhance the more dated areas. This gave them a better understanding of what today’s buyers are looking for.

The next day they called me and they said they would paint half of the areas I recommended, but went with all of my staging recommendations, including changing a light fixture hanging over the kitchen table. We staged the house two weeks later and took professional photographs. Kathy called me SIX DAYS LATER , said they had a bidding war and the house was in contract. The house sold for…….. After, their initial staging investment they cleared another $30,000 over what they ever thought possible. So, YES it does work! When the stager, the agent and the sellers collaborate together you can count on success.
